When should you call a land surveyor?+
Amicable or judicial boundary marking is the exclusive monopoly of the land surveyor (law of May 7, 1946, ord. 45-2138). Other common missions: land division, measurement (Carrez law), construction setting-out, topographic survey, preparation of survey documents for the cadastre, property description for co-ownership. Only a land surveyor registered with the Order can sign a boundary plan.
What is the difference between boundary marking and fencing?+
Boundary marking (article 646 of the Civil Code) permanently establishes the property limit between two adjoining parcels through the placement of physical markers. It is legally binding and recorded in the cadastre. Fencing (article 647) is the physical enclosure of property (wall, mesh, hedge). Fencing does not define the property boundary. An owner can fence set back from their boundary without losing their property right.
Is boundary marking mandatory?+
Boundary marking is not mandatory per se, but any owner can require it from their neighbor (article 646 of the Civil Code - imprescriptible action). In subdivisions, boundary marking is mandatory before selling lots (article R.442-1 of the Urban Planning Code). It is strongly recommended before any construction near a separating boundary. Amicable marking is less costly than judicial marking (court, expert fees).
How is a topographic survey conducted?+
The land surveyor uses a total station or RTK GPS (centimeter precision) to record the coordinates of all characteristic terrain points: boundaries, buildings, utilities, vegetation, elevation. Data is processed by CAD/GIS software to produce a dimensioned topographic plan. Connection to the national coordinate system (RGF93, Lambert 93 projection) is standard for projects requiring a building permit.
What is the cost of land surveyor services?+
Amicable boundary marking: 800 to 2,000 euros depending on complexity (number of markers, documentary research). Land division: 1,500 to 4,000 euros. Topographic survey: 1,000 to 3,000 euros (depending on area). Carrez law measurement: 150 to 300 euros (apartment). Fees are unregulated (no standard tariff). Request multiple quotes.
