What precautions should be taken for a moving condition report?+
Document the condition of the property BEFORE the move (dated photos of walls, floors, fixtures). Protect common areas (hallways, elevator) during the move. Verify the mover's insurance (professional liability). Have any damage noted immediately and in writing. The tenant remains responsible for damage caused during the move.
Is the mover liable for damage to the property?+
Yes. The Consumer Code makes the mover liable for damage caused to transported goods AND to premises (vacated property and new property). The client has 10 days after delivery to file reservations by registered letter. The mover's professional liability insurance covers this damage.
How to estimate the volume of a move?+
Volume is calculated in cubic meters. Method: room-by-room inventory of all furniture and boxes. Average benchmarks: studio 10-15 m3, 1 bedroom 15-25 m3, 2 bedrooms 25-35 m3, 3 bedrooms 35-50 m3, house 50-80 m3. A preliminary technical visit (free, mandatory above a certain volume) enables an accurate estimate and a firm quote.
What are the legal obligations of a professional mover?+
Bill of lading is mandatory (Consumer Code), declaration of goods value, professional liability insurance, adherence to agreed deadlines. The quote must mention: volume, distances, included services (packing, assembly), total price including tax, insurance conditions. The mover must be registered with the carriers' registry.
Can you do the move-out inspection before the move?+
No. The move-out inspection must reflect the condition of the property at the time of key handover, i.e., after the move. An inspection carried out with furniture still in place does not allow for checking the condition of hidden floors and walls, and can be contested. The landlord cannot require the inspection before the property is completely empty.
