What are the elevator maintenance obligations?+
Decree No. 2004-964 of September 9, 2004 requires a mandatory maintenance contract with an elevator company. The contract must include: inspection every 6 weeks (safety device operation), preventive maintenance (lubrication, adjustment, replacement of wear parts), troubleshooting and trapped person rescue. The owner or property manager must maintain an accessible maintenance log.
What is the difference between a standard and comprehensive maintenance contract?+
Standard contract (normal scope): visits every 6 weeks, safety device checks, repairs and replacement of small wear parts. Comprehensive contract (full scope): additionally includes replacement of major parts (cables, motor, inverter, doors), ensuring the elevator is kept in full working order. The comprehensive contract costs more but protects against unexpected major repairs. The choice is voted at the co-ownership general assembly.
How often is elevator technical inspection mandatory?+
The five-year technical inspection is mandatory (article R.125-2-7 of the CCH). It is carried out by a COFRAC-accredited inspection body. The report verifies compliance with safety requirements, component condition, and adherence to the maintenance contract. The owner has 3 months to implement compliance prescriptions.
What are the mandatory safety devices on an elevator?+
Decree No. 2004-964 (SAE - Existing Elevator Safety) imposed by phases: compliant landing door locks (2008), overspeed protection device for ascending (2013), remote alarm system (2008), technician access means (2008), stopping accuracy and leveling (2013), protection against excessive cabin speed when descending (2018), emergency lighting in the cabin.
How much does annual elevator maintenance cost?+
Standard contract: 1,500 to 3,000 euros/year for a standard elevator (4-8 floors). Comprehensive contract: 3,000 to 6,000 euros/year. The cost depends on: number of floors served, technology (hydraulic vs electric traction), age of installation, guaranteed availability rate. Competitive tendering every 3-5 years is recommended. The five-year technical inspection costs between 500 and 1,500 euros per elevator.
