Is annual boiler maintenance mandatory?+
Yes, mandatory for all boilers between 4 and 400 kW (decree no. 2009-649 of 9 June 2009). The tenant is responsible for annual maintenance (unless otherwise stated in the lease). The maintenance certificate must be provided within 15 days of the visit. In case of a claim, the insurer may refuse compensation if maintenance is not up to date.
What must the boiler maintenance certificate contain?+
Identification of the professional (qualification, insurance), identification of the appliance (brand, model, power, fuel type), maintenance date, checks performed (combustion, carbon monoxide, flue, ventilation), measurement results (CO level, efficiency), observations and recommendations, and if applicable, pollutant emission assessment. The template is set by the decree of 15 September 2009.
When should a boiler be replaced?+
Average lifespan: 15-25 years depending on type (gas condensing, oil, wood). Signs for replacement: recurring breakdowns, degraded efficiency (rising fuel costs), unavailable spare parts, high CO levels. Since July 2022, installing new oil boilers is prohibited (decree no. 2022-8). MaPrimeRenov subsidies favor replacement with heat pumps or biomass boilers.
What are the safety standards for a gas installation?+
NF DTU 61.1 (gas installations in residential buildings). The gas diagnostic (mandatory for sale/rental of installations over 15 years old) checks: fixed piping, connections, ventilation, combustion, safety devices. The gas compliance certificate (Qualigaz, Dekra, Copraudit) is mandatory for any new installation or major modification.
What is a P1/P2/P3 contract in collective heating?+
P1 (energy supply): the contractor supplies fuel and guarantees a temperature. P2 (routine maintenance): ongoing maintenance, replacement of wear parts. P3 (major maintenance/renewal): replacement of end-of-life equipment. Often combined: P1+P2 or P1+P2+P3 (comprehensive contract). Standard duration is 3 to 8 years. Condominiums and social housing providers commonly use these contracts.
